When Is Sealcoating the Best Option?

Sealcoating is always a good choice for asphalt pavement. If the pavement is faded, sealcoating can restore its lustrous color. However, sealcoating is primarily a preventive maintenance procedure. Sealants block the sun’s rays that can make asphalt pavement dry and brittle. Sealcoating also helps prevent automotive fluids from penetrating the pavement and softening it. Depending on your particular situation, you will usually need to have new sealcoating applied every 18 to 36 months after any breaks in the pavement have been repaired. By properly maintaining your sealcoating, you may be able to significantly delay the other options.

When Is Resurfacing the Best Option?

If you have just a few cracks or potholes, you may be able to get by with simply having them repaired and the area sealcoated. However, if the damage affects more than approximately one-third — but less than half — of your pavement, resurfacing may be your best option, especially if you want your pavement to look its best. With resurfacing, cracks and potholes are repaired before a new layer of asphalt is installed over the existing pavement. You get a smooth expanse of pavement that is virtually indistinguishable from new construction. However, if foundation damage or cracking affects more than half of your pavement, you will probably need to repave.

When Is Repaving the Best Option?

Repaving is a drastic step. It is going to be noisy, disruptive, time-consuming and costly, but sometimes, it is the only option that is feasible. If more than half of your pavement is damaged, the foundation needs to be rebuilt or resurfacing has already failed, you should consider repaving. Repaving will require the removal of existing asphalt to expose the foundation, which can then be repaired and compacted properly.
